Common tenancy, deposit, payment and property questions.

How much is my deposit?

A holding deposit is usually a fixed amount. For contracts starting from 2025, the tenancy deposit is £300 per tenant. We hold tenancy deposits with the Deposit Protection Scheme (DPS).

Is my tenancy legally protected?

Absolutely. You will have an occupation contract that gives you the full protection of the law. Our NRLA approved contracts follow the guidance contained in the Welsh Government's model contract.

How long is the tenancy agreement for?

Agreements are normally for 52 weeks.

How do I pay my rent?

Rents are payable by electronic bank transfer, in advance, generally so we receive payment at the beginning of each semester.

What happens if something goes wrong in the property?

You will have direct contact with us and we work with trusted local tradespeople so issues can be remedied as quickly and thoroughly as possible. We live no more than 2 miles from any of our Bangor properties.

Do you offer an all inclusive package?

We offer an all inclusive package in all properties apart from The Sidings, Liverpool. This includes water, broadband, gas, electricity and TV licence. Gas and electricity are subject to a fair use policy.

What is the fair use policy?

The allowances are generous and unlikely to be exceeded if energy is used sensibly. The 2026-27 allowances are £2800 for Orme Road, Snowdon View and Farrar Road, and £3000 for St James Drive and Holyhead Road. Allowances include standing charges and VAT.

Will the house be cleaned?

Your student house is cleaned before you arrive. Once moved in, tenants are responsible for cleaning bedrooms and shared areas. The accommodation should be left clean at the end of the tenancy.

Do I have to pay Council Tax?

No, not if you are a full time student at the University. Further details are available from Bangor University.

What else should I consider when looking for a house?

Do Bangor University check the property?

Although the University does not always carry out periodic inspections of advertised properties, we have signed up to Conditions of Registration with Bangor University.

What about insurance?

All accommodation has general home building insurance for issues concerning the structure. We recommend students take out their own insurance for personal possessions.

What if I damage the property?

If there is damage during or at the end of your tenancy, you will be charged for replacement or repair based on the recharge fees provided at the start of the tenancy.

Can I have guests staying over?

Friends and family may stay for short periods, but visitors should not stay for more than three consecutive nights or more than 14 days within any six month period.
